We take on houses and flats across Manchester, Liverpool and Preston on a 3–5 year guaranteed-rent agreement. You're paid the same amount every month, whether the property is occupied or not — and if it needs work first, our own trade does it.
A rough guide only — your written offer will be based on a survey of the actual property.
An empty room or a tenant who leaves mid-term is our risk. Your rent is the same figure regardless.
The figure we agree is the figure you're paid — there's no percentage deducted for management on top.
If the property needs refurbishment before it can be let, Adam Companies' own trade teams carry it out directly.
Gas safety, EICR and other required certificates are arranged and kept current by us for the length of the term.
Referencing, move-ins, cleaning between tenants and re-letting rooms are handled by our team, not you.
We only take on UK properties, so your listing isn't sitting alongside an international portfolio for attention.
| Adam Companies guaranteed rent | Self-managed or standard letting agent | |
|---|---|---|
| Rent during a void period | Paid in full | Lost until re-let |
| Management fee | None | Typically 10–15% of rent |
| Refurbishment before letting | Done in-house, priced into the rent | Arranged and paid separately |
| Certificates & compliance | Arranged and kept current for you | Usually your responsibility |
| Point of contact | One team, one number | Agent, contractor and tenant separately |
Most run 3–5 years, with an option to renew at the end of the term. We'll agree the exact length with you before anything is signed.
No. If your property needs refurbishment first, that cost is priced into the agreement rather than invoiced to you separately.
Any two-bed-plus house or flat is worth talking to us about, including ones that need work — we'll assess it and factor any refurbishment into the offer.
Those three cities are where we're focused right now, but we'll consider a suitable property anywhere in the UK. We don't take on international properties.
The property is handed back to you, checked against the condition report taken at the start, with the option to renew the agreement instead if you'd prefer.
